What Ghost Tenant is
Ghost Tenant is a WhatsApp-based tool that helps shared houses communicate about chores, house rules, and day-to-day friction. It rewrites complaints into calmer, more practical messages, runs a chore rotation, and remembers house rules so you don't have to repeat yourself.
Who you're contracting with
Ghost Tenant is operated by EOMI GROUP LIMITED, a company registered in Northern Ireland (company number NI742737). Registered office: 65-69 Dublin Road, Belfast, United Kingdom, BT2 7HG.
Not legal advice
Ghost Tenant is a communication and organization tool. It is not legal advice, and it is not a substitute for a formal tenancy dispute process, mediation service, or legal action. If you're in a genuine dispute with a landlord, letting agent, or housemate that involves money, contracts, or your tenancy itself, speak to a qualified adviser or your local tenancy authority.
Subscription & billing
New houses get a 7-day free trial, starting once checkout is completed — a card is required upfront, and you won't be charged until the trial ends. After the trial, the house is billed automatically at the rate shown on the pricing page at the time of signup (equivalent USD pricing is available, and both tiers offer an annual option at a discount to the monthly rate). You can cancel any time before the trial ends and you won't be charged at all; after that, cancel any time by emailing support@eomigroup.com — cancelling stops future billing but doesn't refund the current period.
Acceptable use
Ghost Tenant is for resolving normal household friction, not for harassment, threats, or targeting a housemate. Don't use it to send abusive content indirectly through the bot, and don't use it to impersonate another member of your house. We reserve the right to suspend accounts that misuse the service.
AI limitations
Mediation replies are generated by an AI model (Anthropic's Claude). It's good at stripping out blame and reframing requests fairly, but it isn't perfect — occasionally a response may miss context, over- or under-state something, or read a little oddly. Use your judgement, and treat it as a helpful first draft of a calmer conversation, not an infallible referee.
Limitation of liability
Ghost Tenant is provided as-is. We do our best to keep the service reliable and the mediation useful, but we aren't liable for disputes between housemates, decisions made based on a Ghost Tenant message, or any indirect or consequential losses arising from use of the service, to the maximum extent permitted by law.
