One person always ends up doing more of the washing up. One person always pays the bill late. And nobody wants to send the first message about it — because the moment it lands, you're "the difficult one." Ghost Tenant sends it for you, calmly, in private.

The origin story

Ghost Tenant wasn't planned in a boardroom or pitched to anyone first. Eoin Murtagh built the first working version himself, because he was sick of watching the same argument play out in every shared house he's ever lived in.

Somebody always ends up doing more. Somebody always pays late. And when someone finally speaks up, the actual issue gets lost — suddenly you're arguing about how it was said, not what was said. So he built the thing that brings organisation and accountability to shared living: student house, family home, whatever kind of house it is.

The deposit was the part that stuck with him most. As a student, Eoin lost a real chunk of his own to charges that felt invented after the fact — normal wear and tear reframed as damage, with no dated record of what the room actually looked like at move-in to push back with. It's a common story, not a rare one: renters routinely lose money to charges they have no way to dispute, because nobody kept proof of the "before." That's not a side feature of Ghost Tenant — the move-in and move-out condition reports exist specifically to close that gap.

It does one job, for one specific problem — and stays out of the way otherwise.

What Ghost Tenant actually is

A WhatsApp-based mediator for shared houses. Message it privately about anything that's bothering you and it hands back a calm, ready-to-send version — no group chat access, no one else reading what you sent. You don't even have to type. It also quietly runs the admin most houses let slide:

Why it's built this way

Most houses don't need a mediator on standby — they need the boring stuff to just work: chores that rotate without nagging, rules that get remembered, money that gets tracked instead of guessed at. Student house, family home, or friends renting together, the organisation-and-accountability side of living with people is the same problem everywhere, and it's the part that quietly wears people down.

Eoin isn't a software engineer by training, and that's honestly part of why Ghost Tenant is what it is: built plainly, quickly, for a real and specific problem, without pretending to be more than it is. It won't fix a genuinely broken living situation — it stops the small, normal stuff from turning into one.
